Property Consulting Overview

With our personal network of trusted Agents, we provide consulting and translation services to help you find and buy virtually any type of Italian property that you need. For certain areas, including Santa Domenica Talao, Calabria, and Mafalda, Molice, we partner directly with the city architect or engineer to assist in viewing properties and providing renovation guidance and services. In these cases, since we bring the seller directly to the buyer, the traditional buyer’s agency fee can usually be waived, covering the cost of our consulting and translation services.

This is an outline of the services that we provide:

In-Season Property Purchase Consulting in SDT and other select areas (included with every property purchase)

• Available May 1 – Sept. 15
• Evaluation of property needs using the Property Purchase Checklist
• Initial intake interview with Chris and Antonello Lucchesi, SDT architect and historian
• Tours of properties with the architect or other professional designee
      – Up to 6 property tours included (additional tours available for an extra charge per tour)
• Market value analysis of properties
• Final tour of selected property with Chris and Antonello, or a qualified subject matter expert, with a subsequent meeting to discuss renovation options
• Drone video of exterior of selected property
• Representation for negotiations with seller
• Scheduling of the Compromesso (translation fees not included)
• Assistance with setting up wire transfers of the initial deposit and final payments (setting up an account with Wise, early in the process, is highly recommended)
• Ensuring cadestral plans and Ape are completed by the seller and ready in time for the Act
• Scheduling the Act with a Notaio (Act interpretation and translation services available for an extra charge )
• Consulting/Translation Fee is 3% of the property purchase price (€2,500 min.), with the traditional buyer’s agency fee usually waived

Off-Season Property Purchase Consulting Package in Santa Domenica Talao and other select areas (included with every property purchase)

• Available Sept. 16 – Apr. 30
• Evaluation of property needs using the Property Purchase Checklist
• Initial intake remote video interview with Chris and Antonello Lucchesi, or other qualified consultant
• Tours of properties with the architect or other professional designee
     –  English translation services can be available at an extra charge (recommended)
      – Up to 6 property tours included (additional tours available for an extra charge per tour)
• Market value analysis of properties
• Remote video meeting with Chris and Antonello to discuss renovation options for the final selected property
• Drone video of exterior of selected property (subject to availability)
• Representation for negotiations with seller via email
• Scheduling of the Compromesso (required translation fees not included)
• Assistance with setting up wire transfers of the initial deposit and final payments (setting up an account with Wise, early in the process, is highly recommended)
• Ensuring cadestral plans and Ape are completed by the seller and ready in time for the Act

– Transportation to and from the Agenzia della Entrata in Belvedere Marittimo
– Translation services at the Agenzia

• In-Person Power of Attorney Service

– PoA assignment
– Arrangement of drafting of PoA by Notaio (Notaio’s fee not included)
– In-person representation and translation at Notaio signing

• Remote Power of Attorney Service for Act Signing

– PoA assignment for Act signing
– Arrangement of drafting of PoA by Notaio
– Translation of PoA into English for signing by party(s) assigning the PoA
– Certified translation of complete signed package into Italian for Notaio
– Arrangement of PoA designee to be at the Act signing

• Appointment Setup, and On-Site Receipt and Verification of Furniture and Equipment Deliveries

• Service Provider (e.g. ENEL, Water, etc.) Appointment Setup and Translation Services

• Materials Selection at Local Suppliers

– Translation services for choosing materials, finishes, or fixtures

• Drone Video Tour

– outside drone video tour around and above property
– closeups of requested areas (e.g. roof, as practical)
– private link to videos on YouTube or on Dropbox
